Runway represents a 250,000 square foot office and retail mixed-use urban project in the heart of Silicon Beach in West Los Angeles. DJM was brought in by Invesco Real Estate as the Development Partner to reimagine Runway.

DJM was brought in to bring its expertise in experiential retail to rethink the merchandising, branding, and redevelop the common areas to create an energized guest experience and stabilize the asset. DJM’s experience in mixed-use environments like Bella Terra, Pacific City, and Lido Marina Village will be on full display at Runway as Invesco understands that a well thought through and vibrant retail environment will create incremental value for the apartments at Runway.

The collection of retail and restaurants at Runway includes Whole Foods, Fly Wheel, Urban Plates, CineMark, Studio MDR, Starbucks, Bike Attack, Hal’s, Hopdoddy, Lululemon and more.

 Design, Bitches, the architectural firm are leading the charge at RUNWAY to transform RUNWAY into a place you fundamentally want to explore, flow through, and spend time in.

“A space is successful when all the ingredients come together in a unified way. We love the unique opportunity at RUNWAY to mix retail and culture, and create a place that’s really part of the neighborhood.”

Design, Bitches are exploring ways to make the space more social and comfortable. “We’re very interested in how people come together and interact. Creating spaces for life to happen. It should feel natural, never calculated. Accessible, exploratory, and fun!”

The goal is to create a place to hang out, grab lunch, see a movie, work out –– all while knocking off a few things from your list at the same time. Design, Bitches are focused on creating an exciting sense of discovery from all points of entry, so you really feel like you’re entering an inviting new space. Their goal is to create spaces for life to happen, where everyone fits in, gather, and kick back. They are tapping the untapped, and mining every nuance of RUNWAY to bring the space fully to life. From RUNWAY’s street presence to out-of-the-box architectural solutions, landscaping refreshes, and impactful signage, Design, Bitches are orchestrating all of the ingredients to come together in a symbiotic way that takes RUNWAY in a bold new direction.

The goal in turning the road into a pedestrian walking space is to populate areas with patios, furniture, art and a great kids space. We want RUNWAY to feel like an extension of everyone’s home, where they can grab groceries, shop, dine, and visit with their friends in one of the best public spaces on the Westside of LA.
